Property walkthroughs that get enquiries
A buyer scrolling property listings sees dozens of flats in an evening. Most videos blur together: a shaky walk through empty rooms, fast music, no idea of size or layout. The ones that get enquiries answer the buyer's questions before they have to ask.
Whether you are a builder, a broker or an owner selling a single flat, a good walkthrough does what photos cannot: it shows how rooms connect, how light falls, and how the place feels to walk through. Here is how to shoot and edit one that brings real enquiries.
01
Walk the way a visitor would
Follow the path someone takes on a site visit: building entrance, lift lobby, front door, living room, kitchen, bedrooms, bathrooms, balcony. Jumping randomly between rooms leaves viewers confused about the layout. A logical order lets them build a mental map of the home.
Pause in each room long enough to take it in. A slow, steady pan beats a fast spin.
Shoot at the same height throughout — roughly chest height — and move slowly. A gimbal or the phone's stabilisation helps a lot.
02
Put the facts on screen
Buyers want numbers. Short, clear captions with room names, sizes where you have them, carpet or built-up area, floor number, facing direction, and parking. End with the price or price range if you share it publicly, the location, and how to enquire. These details turn a pretty video into a useful one.
Keep captions short and consistent: the same font, position and style in every room, so viewers know where to look. If you sell to NRI buyers or buyers from other states, English captions alongside any Tamil voiceover make the video useful to a much wider audience.
03
Show the floor plan
A floor plan shown briefly at the start, and again at the end, helps viewers understand the layout that the walkthrough reveals. A small highlight of the room being shown, in the corner of the screen, is an easy addition that makes the video much clearer.
04
Light, then colour
Shoot in daylight with every light switched on and curtains open. Clean, bright rooms look larger. In the edit, matching colour across rooms and correcting the yellow or green tints of different bulbs makes the home look consistent and inviting — without making it look unrealistically different from the real thing.
05
Make a long version and short versions
A two-to-three-minute walkthrough suits your website, YouTube and WhatsApp sharing with serious buyers. For Instagram and Facebook, cut fifteen-to-thirty-second vertical versions highlighting the best features: the view, the kitchen, the master bedroom. They bring new buyers to the long version.
Honest videos save wasted site visits
It is tempting to make a property look bigger and brighter than it is with wide lenses, heavy filters and clever angles. It gets clicks, and then disappointed buyers on site visits. Accurate videos bring fewer but better enquiries — people who already know the place suits them.
The video should make the site visit a confirmation, not a surprise.
Show the view as it is, the actual size of the bathroom, the real state of the common areas. Buyers trust sellers who show the whole picture, and they say so in referrals.
Shot list for a flat walkthrough
□ Building exterior and entrance (with name board) □ Lift lobby / staircase and common areas □ Front door opening into the home □ Living and dining — slow pan, then window view □ Kitchen — counters, storage, utility area □ Each bedroom — wardrobe, window, attached bath □ Bathrooms — one steady shot each □ Balcony and the view from it □ Parking, amenities, nearby landmarks (short clips)
Shoot each item twice. It costs a minute on site and gives the editor a choice of the steadier take.
If you list many properties
For brokers and builders with regular listings, a consistent template — the same intro, caption style, floor plan treatment and end card — makes each video faster and cheaper to produce and builds a recognisable brand. A monthly arrangement is usually more economical than paying for each video separately; for ongoing corporate volume I offer ₹35,000 a month for up to eight videos.
Quick answers
How long should a real estate walkthrough video be?
Two to three minutes for a full flat or house walkthrough on your website or YouTube, and fifteen to thirty seconds for vertical social media versions highlighting the best features.
Can I shoot a property walkthrough on a phone?
Yes. Use the main camera, shoot in daylight with lights on, move slowly at a steady height, and use the phone's stabilisation or a gimbal. Good editing can then make it look professional.
What should be written on a property video?
Room names, sizes or area where available, floor and facing, parking, location and how to enquire. Include the price or price range if you share it publicly.
