Direct bookings for your homestay
Most guests discover a homestay or small hotel on a booking app. Many then search for its name to see the website, check the photos again and compare the price. If your website looks trustworthy and booking directly is easy, a share of them book with you, and you keep the commission.
Here is what a homestay, villa, guesthouse or small hotel website needs to earn direct bookings, how to work alongside online travel agencies rather than against them, and the details guests check before paying.
01
Photos do the selling
Guests book with their eyes. Professional-quality photos of every room, the bathroom, the view, common areas, the exterior, the surroundings and the food if you serve meals. Shoot in daylight, rooms tidy and made up, from the corner of the room to show space. Show the bathroom honestly; guests always look for it.
Show what is nearby too: the beach, the hills, the temple, the café down the road. People book a place and an experience together.
02
Rooms and what each includes
A clear page or section per room type: bed size, maximum guests, view, bathroom type, air conditioning, Wi-Fi, breakfast and any extras. Guests compare these details carefully, and missing information leads either to a lost booking or an unhappy guest at check-in.
Mention the small things guests care about but rarely ask: hot water timings, power backup, mobile network coverage, whether there is a lift, whether the kitchen can be used, and whether rooms suit elderly guests. Answering them on the page saves calls and earns trust before the guest has even arrived.
03
Rates and the direct-booking reason
Show rates, or at least starting rates, and be clear about what is included and whether taxes are extra. Give guests a reason to book direct: a slightly better rate where your OTA agreements allow it, a free breakfast, early check-in, a free airport pickup or a flexible cancellation. Check your agreements with booking platforms, as some restrict advertising lower prices elsewhere.
Even a small direct-booking benefit, clearly stated, moves a surprising number of bookings.
04
Policies, stated plainly
Check-in and check-out times, cancellation and refund policy, ID requirements, children and extra beds, pets, smoking, alcohol, visitors and quiet hours. Clear policies prevent disputes and reassure guests that you are organised. Families, couples and foreign guests each check different details, so cover them all on one page.
05
Location and directions
A map, the nearest railway station, bus stand and airport with travel times, road conditions for the last stretch, parking and whether taxis or autos are easily available. For places off the main road, directions with landmarks and photos of the turning save many phone calls and late-night arrivals at the wrong gate.
06
A booking flow that works
The simplest option is an enquiry form or WhatsApp button where guests send their dates and number of guests, and you reply with availability and a payment link. Busier properties benefit from a booking engine that shows live availability, takes payment and syncs with OTA calendars to avoid double bookings. Whichever you choose, confirm instantly and send the details in writing.
07
Reviews you can point to
Guests trust reviews on independent platforms more than testimonials on your own site. Link to your Google and OTA review pages, or embed a selection of genuine reviews with the source shown. Respond to reviews on those platforms, especially the critical ones, calmly and helpfully. Future guests read your replies as much as the reviews.
Work with the booking apps, not against them
OTAs bring guests who would never have found you. Your website's job is not to replace them, but to capture the guests who already know your name: returning guests, word-of-mouth, people who found you on Instagram or searched after seeing you on an app.
Every returning guest should book direct.
Collect guests' contact details with consent at check-out and invite them back directly with a returning-guest benefit. Over a few seasons, that list becomes your most profitable source of bookings.
Homestay website checklist
- Photos. Every room, bathroom, view, common area and surroundings.
- Rooms. Beds, guests, amenities, inclusions.
- Rates. Starting rates, taxes, a direct-booking benefit.
- Policies. Check-in, cancellation, ID, children, pets.
- Booking. WhatsApp or booking engine, confirmed instantly.
Update photos and rates before each season. Outdated photos create disappointment at check-in, and outdated prices create awkward conversations before it.
Quick answers
Can a homestay get bookings without OTAs?
Some, especially returning guests and word-of-mouth. Most small properties do best using OTAs for discovery and their own website for direct bookings from guests who already know them.
Does a small hotel need a booking engine?
Not always. A WhatsApp or enquiry-form booking with a payment link works for small properties. Busier properties benefit from a booking engine that syncs availability with OTAs.
How do I encourage guests to book directly?
Offer a clear direct-booking benefit such as free breakfast, early check-in or flexible cancellation, make booking easy on mobile, and invite past guests back directly.
